Cape Town’s housing landscape is changing.

As of 2026, the average home price in Cape Town is R2.3 million; in the Western Cape, it’s R1.8 million.

In Mitchells Plain, the average house price is R780 000.

For one area within its boundaries, home prices are nearly double that.

Mitchells Plain’s Affluent Suburb

Mitchells Plain isn’t one homogeneous area.

Rather, it’s divided into sub-areas, each with a unique characteristic.

Affluent buyers are drawn to some of these areas, where the community feel is welcoming and friendly.

It’s not only the community vibe, but also the value for money.

According to Property24, two Mitchells Plain suburbs have home prices averaging above R1.3 million, but only one has surpassed R1.4 million.

That area is Westgate, where the average home sells for R1.41 million.

Younger buyers, in particular, find the area appealing.

As of 2026, buyers under 50 make up 100% of the sales.

Buyers between 18 and 35 make up 66.7% of the sales, while the remaining 33.3% are between 36 and 49.

Currently, the most affordable house listed in Westgate is a 2-bedroom home on auction with a R1.25 million reserve.

One 6-bedroom home in Westgate is listed for R2.2 million.

Westgate first crossed the R1 million mark in 2021, before briefly dipping below that figure in 2022.

Prices in the area have been steadily increasing ever since.

Strandfontein Homes Average R1.3 million

Westgate isn’t the only area in Mitchells Plain’s affluent bracket.

In Strandfontein, part of the broader Mitchells Plain census area, the average home price is R1 347 000 as of 2026.

The area, along False Bay, offers buyers a coastal lifestyle without the typical coastal price.

Take neighbouring Pelican Heights for example.

The average house price in this coastal suburb has reached R2.3 million, with land selling for R1.69 million.

Properties in Strandfontein are 41.4% cheaper.

That cost reduction, along with beach access and proximity to two nature reserves, appeals to younger buyers, who make up 77.8% of transactions in the region.

What’s Next for Mitchells Plain?

Mitchells Plain is currently home to five areas where the average property price is above R1 million.

Areas like Colorado Park and Mandalay have an average sale price above R1.2 million.

Westridge, which neighbours Westgate, currently falls just below the R1 million threshold.

The average sale price in the area is R927 000.

But it may be the next up-and-coming suburb.
