We bought our first home last month! It's a 3 bedroom appartment - 130 square meters. I'd really appreciate some help with the layout since I've already spent hours trying to make the most of the space and I need another set of eyes on this because I'm going crazy.
The appartment is facing southeast - which means we'll get more light in the morning and early afternoon and there are windows only one side of the living room. There's an amazing view of the mounting visible from the right side of the living room which is why I want to somehow be able to place the sofa on this wall even though the door to the balcony is there.
We can also move some of the walls. I'm trying to figure out if I can have a large table in the open plan space, kitchen island/peninsula with bar seating, the sofa on the right wall and to have a functioning kitchen that doesn't feel cramped.
In some of the layouts I've also tried take some space from the largest bedroom and move the heatpump there as this will free up some space for a small walk in closet in the master bedroom.
I've never had a dedicated washer dryer room or a walk in closet before so if I have to pick one I'm not sure which is more worth it.
We don't have kids yet but this will probably change in the near future and I need the space to be practical and comfortable for a family of 4.
The last photo is the original floorplan. I like all of these layouts but I feel like something is not quite there and I can't see a clear winner. I like the kitchen in layout 2 the most and I think I like layout 3 the least as the door to enter the living room is at the end of a long hallway, the diagonal door feels more inviting.
